Swanson Russell Addition & Renovation

"The Super Big Non-Move"

This project was a 3-story addition to Swanson Russell's existing office building in downtown Lincoln. The first level consisted of mainly covered parking and mechanical and electrical rooms. The 2nd and 3rd floors of the addition consisted of new office space. The addition was a steel framed structure with composite concrete slabs on metal decking. The facade of the building was brick, EIFS, storefront, and Nichiha fiber cement siding panels. The finishes included carpet, paint, painted exposed structure and CMU, tile, millwork. We also remodeled the existing building. The reception area was completely redone with new walls, finishes, and reception desk. The rest of the building was completely repainted and re-carpeted. A mother's rooms was added in the basement. Some new electrical and data work was also done to accommodate new systems furniture.

This project showcases NGC’s ability to effectively collaborate with our clients to meet their project needs.This project was a hard bid job that came in over budget at bid time. The Owner elected to work with NGC over other contractors who submitted bids because of our “open book” approach. Our team was  willing to share as much information about the estimate as the Owner requested and worked diligently over the course of a month and half to value engineer the project to within their budget.

We left no stone unturned in looking for possible ways to save money, including items that cost thousands of dollars to items that only cost a couple hundred dollars. Despite the delay in the start of the project, we are on schedule to finish the project within the timeframe the Owner had hoped for.
