Scope

New construction of a 5-story, 131-room hotel — a 4-story wood frame on a 1-story steel podium structure in Aksarben Village. Includes 3,000 SF meeting space, indoor pool, fitness center, bar, and a full-service restaurant.

Challenges

The windows on the back side of the building could not be installed with the lower roof without delaying progress on the upper floors. The solution to avoid delays to the upper floors was to not build the lower roof in order to allow for manlifts to be able to access the back side of the building. Not having the lower roof installed right away delayed the overall progress on 1st Floor but kept the overall progress of the project moving. Significant coordination with all contractors occurred to ensure as much progress could be completed before the lower roof was erected.

The construction documents showed the building sanitary sewer line being tapped into the public sanitary sewer line across the street. The plumbing subcontractor found out that it was a storm drain line and it drained into the creek adjacent to the hotel. The project team quickly started coordinating with the design team to locate the correct sanitary sewer line and allow the plumbing subcontractor to tie into the correct line. The project team also scheduled a site visit to mitigate any problems and expedite a solution in order to not delay progress.

After coordination and looking ahead, the project team discovered there were furniture items too large to fit in the elevator or up the stairwells. NGC made sure to coordinate with the FFE Install subcontractor to deliver and stage all items that would not fit in the elevator prior to closing up the load windows on each upper floor.
